THE MANIFESTATION

For those who are building their home in Mexico, an important part of the process is the manifestation. But what is exactly? Well it is a notification made before the local property tax department. It indicates the termination of the construction and ready to be busy.

The manifestation must be prepared on a printed format supplied by the property tax office and will required detailed information about the lot: measurements

Copies of the property tax payments, building permits, the deed of the property must be presented.

This same form will request information about the types of materials used and the utility distribution.

Furthermore the value of construction must be stated in the manifestation, this can either be in the form of the building permit and the letter of termination of works in Spanish ´terminacion de obra´ .

The document in order to be valid, a Notary Public has to use it as value of the construction and it will establish the basis for tax calculations when the property is sold.
