Many people have doubts about the expenses that correspond to them when renting a house, in this article we will explain some of the most frequent doubts.

The owner of the property can also assume the expense of investigating the tenant before the Credit Bureau or before the BuhoLegal, this in order to know if there is, or not, any controversy of a judicial nature related to him and also so that there is transparency in regarding the credit and the solvency of the same tenant.

You can also assume the investigation of the property that is left in warranty.

The expense will correspond to the investigation that has to be carried out and to the payment of the corresponding rights before the Public Registry of Property to obtain two documents:

1. The certificate of freedom of encumbrances and the constancy of the real folio. The first is a public document that is duly signed by the registrar and by the director of the Public Registry, which legitimizes the radiography of the property that the tenant gives as a guarantee.

2. The constancy of real folio is a document that is not as formal as the first, but it is issued by the Public Registry with that exception, and also presents the status of a property.

 

As for the expenses of the tenant, it corresponds to him:

The first payment that a tenant makes is basically the month of deposit that will guarantee the fulfillment of his obligations in two areas: in terms of the rent and in relation to the damages that there are at the time of vacating the property and that generate a debt .

The other payment that the lessee commits to make is the payment of the rent in the time and manner established in the lease agreement. It is very important to note that the deposit should never be understood as the payment of a monthly rent. The law indicates -and so it must be assumed-, that the deposit is only a guarantee of compliance with future obligations.
